New lease adds capacity as Oracle continues building out its long-term Nashville footprint

Oracle has expanded its Nashville office presence with a new 116,000-square-foot lease in The Neuhoff District at 1320 Adams Street, a move the company says is intended to accommodate expected growth in its local workforce. The lease was announced March 26, 2026, and is positioned near the company’s planned East Bank campus along the Cumberland River.

Oracle said the added space brings its Nashville office capacity to about 2,000 seats across three locations. The company described the Nashville workforce as spanning functions including sales and marketing, cloud engineering, software development, and product management, with recruiting continuing for roles tied to cloud infrastructure and artificial intelligence-related work.

Context: East Bank campus plans, incentives, and timeline

The Neuhoff expansion comes amid Oracle’s broader commitment to a major campus project on the East Bank, within the River North area. Metro Council approved an incentive package in 2021 tied to Oracle’s plan to create 8,500 jobs by the end of 2031 and make a significant capital investment in Nashville. In addition to local incentives, state incentives were also approved in connection with the project.

In April 2024, Oracle Chairman Larry Ellison publicly described the planned Nashville campus as the company’s “world headquarters,” further elevating the project’s significance for local economic development planning and infrastructure coordination.

Office strategy: Near-term leasing alongside a multi-year campus build

Oracle’s Nashville office footprint has been built through a combination of leased space while the East Bank campus advances through planning and development steps. In 2024 and 2025, the company expanded its leased presence in the Capitol View area, including additional space at 601 11th Ave. N. and a separate arrangement at 500 11th Ave. N. Industry reporting in 2025 described Oracle as having exceeded 200,000 square feet of office footprint in Nashville through those leases and subleases.

The Neuhoff District lease adds another significant block of space and signals continued reliance on near-term office capacity, even as the larger campus project remains the long-horizon anchor for employment and investment targets that extend to 2031.
